Puerto Banús is not falling. It is for sale.

Everyone on this coast has a Puerto Banús speech. The one about the cars parked for photographs, the champagne with a sparkler in it, the pavement that has not been repaired since the last time anyone looked. The fall of Puerto Banús is a genre. We went looking for the numbers behind it, and the numbers had a different speech prepared.

The port is full

The marina sells 915 berths across 15 hectares of sheltered water and takes yachts up to 50 metres, on its own website. The company that runs it turns over around EUR 20 million a year and keeps EUR 10 million of that as EBITDA, El Estrecho Digital reported on 12 April. The Vidiella family has held it since 1983 and is now in its third generation. That is not the balance sheet of a place in decline. It is the balance sheet of a toll booth.

Our own index agrees on the quality, if not the price. 30 places to eat in Puerto Banús cleared our bar of 4.5 stars and 200 reviews, and they average 4.59 on Google. Nobody is starving on the harbour. They are paying for it: the cheapest way to lie on the sand at Ocean Club is EUR 300 a day, the whole weekday package, while two beds at La Sala by the Sea cost EUR 40 on a Monday. The same sand, and a very different idea of what you have to prove to sit on it.

The concession, and what the family did with it

The port exists on a state concession granted on 12 September 1967, for 99 years from 4 March 1968. It was due to end in 2043. In October 2024 the Junta agreed to run it to 4 March 2067 in exchange for almost EUR 9.5 million of works in three phases, Marbella 24 Horas reported, while noting that the rights over the beaches the port has accreted stay in dispute in the regional courts. The licence now runs to 2067 instead of 2043, for the price of a mid-sized villa.

Six months later the family called EY. Al Sol de la Costa reported on 18 April that the Vidiellas are studying a sale of Puerto Banús, in whole or in part, alongside new capital. El Estrecho Digital had the aim: a financial partner to fund a plan to win and run other marinas under the Puerto Banús brand. Forbes framed it as a capital increase to diversify the group. Read those three together and the picture is not a family walking away from a failing asset. It is a family selling the name at the moment the name is worth most, with the licence freshly extended to make it saleable.

Then look east

On 2 September the Junta awarded the expansion of La Bajadilla, Marbella's other port, to a new concessionaire for 40 years from 1 January. Over EUR 200 million, 268 berths becoming roughly 750, vessels up to 70 metres, a 1.13 kilometre breakwater, a 450 metre counter-breakwater, a shipyard, 1,000 parking spaces and sand for Venus, La Bajadilla, El Cable and El Faro beaches, La Noción reported. Puerto Banús tops out at 50 metres. The boats that matter to the people who matter are about to have somewhere else to go, a short way up the same coast.

That port took fifteen years to arrive. A Qatari sheikh won the original tender in 2011 with an EUR 84 million plan; the town stripped the contract in 2016 after four years of delay, and SUR in English reported on 3 September that the award was terminated in November 2016, annulled by the High Court in April 2017, and only this month passed to a new operator. Marbella has spent a decade and a half failing to build a rival to Banús. It has now succeeded, and the owners of Banús have chosen this exact moment to look for a buyer.

The fall, such as it is

The decline everyone describes is real and it is municipal. In August 2021 the residents' association of Puerto Banús and Playa de Levante listed broken pavements on the Avenida de las Naciones and the Avenida Julio Iglesias, palms left unpruned, street lamps dark for years and dirt in the street, and noted that they pay some of the highest property tax bills in Marbella for it. Nothing in that list belongs to the port company. All of it belongs to the town hall. The marina is a private toll booth sitting inside a public space that nobody sweeps.

Our call

Puerto Banús is not falling. Its taste has been falling for as long as anyone has been giving the speech, and its accounts have never looked better, which on this coast is the same sentence. The only fall worth watching is the one the owners are pricing in themselves: a full marina, a licence stretched to 2067, a bigger port opening next door, and a call to EY. When the people who know a place best decide it is time to take money off the table, you do not need a speech. You need a buyer, and they are looking for one.
