The week Marbella's average home passed EUR 800,000

Fourteen dispatches in nine days, and not one of them said cheaper. Here is the week the Wire filed, read again with our own numbers beside it.

The price that crossed the line

Diario SUR put Marbella's average home price above EUR 800,000 on 22 August. Two days earlier, Málaga Hoy had Coto Zagaleta ranked the third most expensive street in Spain. By the 26th the same paper had Villa Bellagio on the Golden Mile listed at EUR 70 million, the dearest home in the country, with three of Spain's ten priciest homes now on the Costa del Sol.

Our own census reads the top of that market rather than the average. Across 1,403 distinct homes asking EUR 3 million or more in Marbella and Benahavís, the median asking price is EUR 4,900,000. Asking, not sold: nobody has to pay it, and on the evidence of this week nobody is being asked to pay less.

Everyone else is catching up, or trying to

Torremolinos, SUR in English reported on the 22nd, has prices nearing Marbella levels. Málaga province signed 12,864 mortgages in the first half of the year, the most since 2010 and 19% up. Spain as a whole is on course for 100 million tourists in 2026, as the Olive Press reads it, with 46.5 million already through by June while infrastructure investment slipped to 3.4% of GDP.

Which brings us to Estepona. The 27 August dispatch in Málaga Hoy: 2,000 homes planned, and zero grid capacity to connect them. The province has the power. It is just not where the cranes are.

The small print on the sand

Two beaches, Maro and one in Marbella, received black flags on the 21st. The sea burial trade, meanwhile, opened for business: biodegradable urns placed in the Mediterranean from bases in Fuengirola and Marbella. There is a version of this coast where you never leave.

For the living, the going rate for a lie-down is unchanged since our August re-check. Two sunbeds plus the minimum spend, weekday, high season, averages EUR 131 across the seven beach clubs that publish a price. The public beach is still free, and still not in the average, because a number nobody pays should not pull down a number everybody does.

Elsewhere on the Wire

• Nerja's business association formed a housing task force because staff cannot find anywhere to rent. The town holds the province's highest share of tourist homes, 16.36%.
• Estepona will spend over EUR 500,000 on 465 new street lights, 325 of them solar, on nine roads outside the centre.
• Marbella's new nursing home: 26 of its 72 beds will be private.
• Málaga exports hit a record EUR 1.85 billion in the first half even as sales to the United States fell more than 46%. Italy took up the slack, up 49% to EUR 334.6 million.
• Mayoral's owners committed EUR 100 million to the Digi flotation.

What to watch

The EUR 800,000 average was the week's headline and Villa Bellagio was its punchline, but the grid story is the one that decides whether the next 2,000 homes exist at all. A listing can ask anything. A substation cannot.
