Basis: our own harvested pool of EUR3,000,000+ homes for sale in Marbella and Benahavis, deduplicated across 27 agency sources (2,739 raw records, 2,646 eligible after excluding plots and commercial listings, 1,929 distinct properties after dedupe). Regenerated with the site's standard pool basis, props-refresh.mjs --mode=default --fresh=off: freshness filters on the listing's own edit date, not on whether the page still resolves, because several sources publish no per-listing date at all.

Caveats: asking prices, not valuations, and not sale prices; we do not know what any of these homes actually sold for. A home listed by more than one agency is counted once. Price-per-m2 figures cover only listings that publish a built area. Listing-age figures cover only the sources that publish their own per-listing edit date; two sources bulk-restamp every URL on the same schedule regardless of the listing's real age and are excluded from that figure rather than counted as fresh. Coordinates in the underlying pool mostly belong to the estate agent's office, not the property, so this report never maps a listing.
