What €3,000,000 buys, and how far above it
Split into six bands, 1403 homes lean cheap end first: 418 in €3–4M, 346 in €4–5M, 341 in €5–7M, 168 in €7–10M, 100 in €10–15M, and 30 in €15M+.
What €3M+ actually buys, by type
Apartments run dearer per square metre than villas at this level: the beachfront and Puente Romano stock skews the median up. Plots and commercial units are excluded; this is homes only.

336 of the 1403 homes in this census (24%) are on the market with more than one agency at once, up to 9 firms selling the identical house under 9 different brands. No agent named beyond the listing itself; every row is a set of links a reader can open side by side and check.
By area
19 urbanizaciones clear enough stock (n ≥ 10) for their own page. Sub-areas are counted on their parent page too, so these numbers do not sum to 1403; each figure is honest for its own page, not for arithmetic across them.
What no page counts
1242 of the 1403 homes here are counted on one of the 19 area pages above. The other 161 are not, and it is worth saying why rather than letting them vanish: 150 name no neighbourhood at all, because the listing says Marbella and stops, and 11 name one we publish no page for. Across Marbella and Benahavís together that is 293 of 1941, or 15%. Every area figure on this site is therefore a floor, not a share of the whole.
Gated communities, by name
164 of the 1403 name a gated community, across 33 of them. It is the one piece of location an agency states precisely, because it is the thing being sold, and for two of the pages above it is the only way in: nothing files them as a neighbourhood.

Method and limits
Harvested from 25 agency and portal sources (2,044 listing records, 30 July 2026), then filtered to homes only (61 plots and commercial units removed) and deduplicated across sources by shared reference, price, built area and photograph (580 duplicates removed) to 1,403 distinct properties. This measures the €3,000,000-and-up segment specifically, because that is what the harvest gathered; it is not a survey of the whole Marbella market, and nothing below that line is claimed either way. 1247 of 1403 come from a source that dates its listings individually; the rest publish one timestamp for their whole catalogue, so their prices are current but their edit dates are not evidence. Every figure is an asking price, not a valuation and not what a seller actually achieved: for that, the catalogue keeps receipts on the lots we publish in full.
