What the money buys
The same six rungs the villa census uses, so a band means the same thing on both pages. Two things stand out. Built area does not climb steadily with price the way it does for villas: €3–4M buys 289 m², €4–5M buys 453 m², and €5–7M drops back to 338 m², because at that level the money starts going into the address and the terrace rather than the floor. And 1 rung is empty, €7–10M, so on this reading there is nothing on the market between those two figures at all.
Where they are
Penthouses cluster where the blocks are, not where the plots are. Only 2 of 10 areas carry 10 or more of them, so only 2 get a price: Golden Mile with 38 at €4.80M, and Puerto Banús with 13 at €4.29M. Everywhere else the count is published and the price is not, which is the same threshold the villa census applies. An area's row counts a home on every page it belongs to, so the rows do not sum to 74.
How to read it
These are asking prices from 14 agency sites, deduplicated per municipality, filtered to €3,000,000 and above, taken on 30 July 2026. A penthouse here is a listing whose type or address says penthouse or ático, tested before every other type, so a duplex penthouse counts as a penthouse and not as an apartment.
