Official price claims vs what we actually measured
As of 5 September 2026, our own EUR3,000,000+ property census measures a median of €9,038 / m² per built m2, 51.7% above Idealista's municipality-wide asking average of €5,956 / m² (August 2026); the regulated Zona Azul parking rate is €0.72 an hour, 386.1% below the €3.50 our own car-park census averages (Marbella Wire).
Two things Marbella publishes an official price for, and two things Marbella Wire measures independently: here is the gap between them, in percent, computed from each side's own dated figure.
Every official figure below was read from the publisher's own page on 5 September 2026; every measured figure is our own, already published elsewhere on this site with its own date and sample size.
How the gap is worked out
For each row below, the official figure is read straight off the publishing body's own page, on the date shown. The measured figure is a Marbella Wire index this site already publishes elsewhere, with its own reading date and sample size, linked from its own name. The difference is (measured minus official) divided by official, as a percentage, computed here at build time from both dated figures: never typed by hand, and never averaged into one blended number.

Idealista's municipality-wide asking average was €5,956 / m² per m2 in August 2026. Our own EUR3,000,000+ census, 1,691 homes with a published built area as of 30 July 2026, has a median of €9,038 / m², 51.7% higher: the census counts only homes asking EUR3,000,000 or more, not the whole market Idealista averages across every listing.
Fotocasa's municipality-wide asking average was €5,030 / m² per m2 in September 2026, 79.7% below our own EUR3,000,000+ median of €9,038 / m², for the same reason: two different slices of the same market, not a disagreement about either number.
On-street parking, central Marbella

The Ayuntamiento's regulated Zona Azul rate is €0.72 an hour. The private car parks we track average €3.50 an hour, 386.1% higher: the price of a guaranteed off-street space against a metered two-hour kerb spot, not a markup on the same product.
Where there is no official figure to check against
Four more places this page looked for a comparable official number and found none worth quoting, checked 5 September 2026:
The Marbella beach-use ordinance (BOPMA, 12 August 2024) caps how many loungers a concession may install and requires the price of each one to be posted on site, but sets no maximum euro figure of its own, checked 5 September 2026.
Neither the Junta de Andalucia nor Turismo y Planificacion Costa del Sol publishes an official average price for an espeto, a paella or any other beach-restaurant dish, checked 5 September 2026.
Our own rent page already reads directly off Idealista's asking-price report and the housing ministry's SERPAVI declared-rent database, both official series, with no independent Marbella Wire measurement to set against them.
The Registradores de la Propiedad and the INE's house price index both publish a price per square metre for Malaga province, not for Marbella itself, checked 5 September 2026.
Questions this page actually answers
Does our own property price per m2 disagree with Idealista or Fotocasa?
No: it measures a different slice of the same market. Idealista and Fotocasa average every listing in Marbella; our own figure is the median of only the homes asking EUR3,000,000 or more, which is why it reads 51.7% above Idealista and 79.7% above Fotocasa.
Why is the regulated Zona Azul parking rate so much cheaper than a private garage?
They are different products. The Zona Azul rate (€0.72 an hour) is a regulated on-street spot capped at two hours; the private garages we track average €3.50 an hour for guaranteed, unlimited off-street parking, 386.1% more.
How is the percentage difference on this page calculated?
(measured figure minus official figure) divided by the official figure, times 100, from each row's own dated source: never typed by hand, and recomputed automatically whenever either figure is refreshed.
